1) About Meadowbrooke Lifestyle Estate:

1.1 Age Limit

Meadowbrooke is a 55 and over Lifestyle Estate consistent with the Shire of Capel Town Planning Scheme provisions applicable to the land.

1.2 Staging/Timing

Stage 1 consists of 95 Home Sites. This will be sold in 4 stages – 1A, 1B, 1C and 1D. Selling is well under way so visit us today to secure the best site.

1.3 Security of Tenure

The Meadowbrooke lease period is for 60 years, commencing in 2016.  Residents are covered by a Residential Site Agreement, which protects their interests.  In the event of sale of the Estate, all conditions will transfer to the new owner.

1.4 Medical Facilities

Meadowbrooke is a Lifestyle Estate and medical care facilities are not provided.  A Doctor’s Surgery and Pharmacy operate in the Boyanup town site and St John Ambulance Boyanup is right at the entrance to Meadowbrooke.

2) The Village:

2.1 Power, Gas & Water Services

Mains power, gas and water will be available for connection to all homes.  The resident must pay all charges in relation to supply and consumption of these utilities.

2.2 Sewerage or Septic

Mains sewerage will be provided to all homes.

2.3 Site Sizes

Site sizes in Stage 1 range from 210 m2 to 346 m2.

2.4 Vehicle Access Gate

The entry gate will be installed in Stage 1 with after-hours card access for Residents.  A video connection to the front gate with electronic opening access will be provided to all homes.  There will be a manual override in the event of a power failure.

2.5 Home Site Fencing

All Home Sites will have the standard 1.8 metre colorbond fence to the sides and rear.  The Riverfront roadway will be atop a 1.5 metre retaining wall, which will have a minimum 1.2 metre ‘pool’ fence.  Security cameras will be strategically located.

2.6 Lighting

Communal and Residential areas will be adequately lit for safety and security.

2.7 Access Road

A separate access road to South Western Highway will be used in case of emergencies.

2.8 Insurance

Communal areas/facilities are insured by Meadowbrooke.  Adequate Home and Contents Insurance by the individual Homeowners is mandatory.

2.9 Maintenance of Gardens

Meadowbrooke is responsible for maintenance of all communal areas plus the front ‘garden’ of the resident’s homes.  Residents will be responsible for maintaining the gardens at the sides and rear of their Home Site.

2.10 Home Maintenance

Residents are responsible for the internal and external maintenance and upkeep of their Home and Home Site.

2.11 Green Belt

This is considered important to the look and feel of Meadowbrooke.  There are significant and permanent areas allocated to open space.  The Estate also adjoins an extensive river foreshore reserve and walk trail.

2.12 Mosquitos

A mosquito management plan is in place as per the Shire of Capel Town Plan for the region.

2.13 Communications/Broadband Internet/TV/Pay TV

Optic Fibre is installed throughout the Estate. It provides free to air digital tv, intercom between all homes & facilities, front gate opening from the homes & vision from perimeter security cameras through tv’s.  Internet and telephone services are available through the fibre or from NBN via the fixed wireless network.

3) The Homes:

 3.1 Price of Homes

The home prices in stage 1A will range from $199,000 – $319,000.

3.2 Home Sizes

The size of the current range of homes is from 97.7 m2 to 157 m2 including living areas, alfresco and carports.

3.3 Stamp Duty

There is no Stamp Duty payable on the purchase of a Home at Meadowbrooke.

3.4 Conveyancing (Settlement) Fees

There are no Conveyancing Fees payable on the purchase of a Home at Meadowbrooke.

3.5 Building Standards

Our Homes are fully ISO 9001 certified and have a strong reputation for high quality construction and standards.

3.6 Home Building Warranty

Our Homes have a 6-year building warranty and homes are further protected by a statutory structural 40-year (lifetime) warranty.

3.7 Home Defects Process

Defects that may have safety impacts or seriously affect the Residents standard of living quality will be attended to as matter of urgency.  Additionally there is then a 2-stage defect repair process for general work at 4 and 12 months after installation.

3.8 Home Build Times

There is a 16-week lead-time after all specifications and selections are finalized, contracts completed, deposit paid and construction order placed with our homes.

3.9 Energy Rating

Consideration has been made in our home designs to save on heating and cooling and make your home energy efficient.

3.10 Colour Schemes

Our Homes offer a range of standard colour schemes recommended by professional Interior Designers.  It is in the interests of all residents that colour schemes are maintained within a selected range for the re-sale value of homes.

3.11 Home Design – Flexibility

Standard designs are generally suitable for most residents however we are happy to discuss small design and room dimension changes within the ‘building footprint’.  Site sizes vary and need to be considered. Additional charges may apply.

3.12 Adaptable Housing

Consideration for easy access is an important part of the Estate construction and Home designs.  Raised power points, no steps to front door, no hobs to showers & lower light switches are standard.

3.13 Wider Doors

We are happy to accommodate wider doors within the practicalities of the home size.  Additional costs may apply.

3.14 Air Conditioners & Ceiling Fans

Reverse cycle inverter air-conditioners are provided to all bedrooms and living areas as part of the ‘standard’ range. Ceiling sweep fans are provided to all bedrooms and living areas as part of the ‘base’ range.

3.15 Storage Shed

A garden shed is provided as standard with all homes.

3.16 Kitchen Cabinetry

Standard cupboards can be upgraded to drawers as an option and priced as required.

3.17 Corners on Bench Tops

Square corners to bench tops are standard, round corners are an upgrade & costs will apply.

3.18 Floor Coverings and Window Treatments

A selection of options is available and additional costs may apply. Tiled flooring is available as part of the ‘standard’ range, while vinyl flooring is available as part of the ‘base’ range.

3.19 Solar Heating and Power

Optional and separately costed.

3.20 Ducted Vacuum systems

Due to the concrete slab ring beam, ducted vacuum systems can’t be fitted in the home slab. Our building partners may be able to fit within the wall cavity and will work with the Resident when required.

4) Fees:

4.1 Fees/Weekly Fees

The rent will be split into 2 components – a Base Rent and a Nominated Rent.  The Base Rent for Stage 1A will be $170/week for couples and $160/week for singles and subject to annual CPI variation.  The Nominated Rent, equivalent to 15% of the sale price when you sell your home, can be paid either at the time of sale, weekly or as a combination of both.

4.2 Weekly Fee Increases

Annually at CPI, with consideration for increases in Government fees and charges greater than CPI.

4.3 Rates/Land Taxes/Water Service Fee

All covered in the weekly rent.

4.4 Strata Fees

There are no strata fees.

5.2 Community Bus

Meadowbrooke will have a “Community Bus” that will be available for use by the residents.  It will be of a size that allows driving by residents with a standard driver’s licence.

5.3 Caravan Parking

Caravan/trailer/RV/boat parking will be provided in a designated “Storage Parking” facility. Sites are $10 per week (for stage 1A) and require reservation.  Subject to availability and limits will apply.

5.4 Swimming Pool Design/Configuration

The swimming pool will be located indoors, heated and designed to accommodate general use for residents.  Serious lap swimmers would be encouraged to use Donnybrook or Bunbury facilities.  The pool will be constructed after Stage 1 is sold.

6) Estate Rules & Standards:

All residents will agree to a set of “Estate Rules” before joining the community at Meadowbrooke.  These are provided to ensure the comfort of all residents and to maintain standards at their expected level.  Estate Management will oversee the rules when required.

The following reflect the most frequently asked questions about the rules.  A copy of the full Estate Rules is available on request.

6.1 Pets

Well trained pets are always welcome at Meadowbrooke, subject to receiving approval from Estate Management.  Approved pets may include dogs, birds & cats. For environmental/wildlife reasons cats cannot be allowed to roam freely and suitably approved cat enclosures and/or cat runs will need to be installed. Dogs will be required to be on a leash at all times when outside their Owners Home Site. Small birds kept caged inside the home will be allowed.

6.2 Visitors – Short Term

Short-term visitors are welcome whilst residents are in the Estate and will be subject to all Estate Rules. Our Residents’ lifestyle will always be the major consideration.

6.3 Visitors – Long Term

Long-term visitors will be required to complete the standard interview process as for new residents and additional fees may apply.

6.4 Holding a Site

It is considered impractical to hold a site in the building stages for lengthy periods due to access for cranes/trades and in fairness to other potential residents.  Common sense will prevail when a prospective resident has their external home ‘actively’ on the market. Sites can be held in a future stage with the payment of a Site Hold Fee.

6.5 Large Vehicles

Where a vehicle can’t fit on to a Home Site (with 1 metre clearance from the road verge) it will need to be parked at the ‘Storage Parking’ facility (see ‘Facilities’ – ‘Caravan parking’).

7) Sale of Homes:

7.1 Selling Homes at Meadowbrooke

Residents of Meadowbrooke are able to sell their homes at ‘market value’.  Logically this would be with the Meadowbrooke sales team who have access to a database of clients and have no selling fees, with the possible exception of external advertising.  Residents can engage external agents, which will incur agent’s fees.

7.2 Nominated Rent

The Nominated Rent, equivalent to 15% of the sale price when you sell your Home will be deducted from the sale price.

7.3 Stamp Duty

No Stamp Duty is payable as there is no sale of land.

7.4 Sale of Your External Home
